RestaurantForSale ("we," "our," or "us") operates ivyrestaurantsforsale.com (the "Site") as a commercial real estate brokerage service led by Ivy Guo in California. This policy explains how we collect, use, and protect your information when you visit the Site or submit inquiries.
Information we collect
We collect information you provide directly through our forms:
- Buyer registration: name, email, phone, budget range, restaurant type preference, region preference.
- Seller inquiry: name, email, phone, restaurant location, annual revenue (optional), timeline.
- Non-Disclosure Agreement (NDA): legal name, email, phone, company (optional), electronic signature, IP address, timestamp, and the specific listing ID accessed.
We may also collect limited automatic information through our hosting provider (Cloudflare): IP address, browser type, page views, and approximate location, used for security and aggregate analytics. We do not use Google Analytics or third-party tracking pixels.
How we use your information
- To respond to your inquiry and provide brokerage services.
- To match buyers with relevant listings and notify them of new opportunities.
- To verify and document NDA compliance for confidential listings.
- To send you transactional emails (e.g., listing details, valuation reports, follow-ups).

Information sharing
We share information only:
- With sellers, when you are a qualified buyer. After NDA execution and verification, we may share your identity with the seller to facilitate a transaction.
- With service providers who help us operate the Site (form processing, email forwarding, hosting). These vendors are contractually limited to providing services to us.
- When required by law (e.g., subpoenas, regulatory requests from the California Department of Real Estate).
We do not sell, rent, or trade your personal information to third parties for marketing purposes.
Confidentiality & the NDA process
Buyer information submitted through the NDA is treated with strict confidentiality. We retain a record of all NDAs (including signature, IP, timestamp, and listing ID) as proof of agreement, in accordance with the U.S. Electronic Signatures in Global and National Commerce Act (ESIGN Act) and the California Uniform Electronic Transactions Act (UETA).
Cookies and similar technologies
We use a minimal set of browser storage (localStorage) to remember which NDAs you have signed during your session, so you do not have to re-sign for the same listing. We do not set tracking cookies for advertising or analytics. Cloudflare may set technical cookies required for security and routing.
Data retention
We retain inquiry records and NDA signatures for as long as is necessary for brokerage operations and as required by California real estate regulations (typically 5 years). After that period, we delete or anonymize the data.
Your rights
If you are a California resident, you have the right under the California Consumer Privacy Act (CCPA) to:
- Request access to the personal information we hold about you.
- Request correction of inaccurate information.
- Request deletion of your information (subject to legal retention requirements).
- Opt out of the sale of personal information (we do not sell personal information).

Security
The Site is served over HTTPS with TLS encryption. Form submissions are processed by Formspree (a SOC 2-compliant provider) and stored on secured infrastructure. Children
The Site is not directed at individuals under the age of 18. We do not knowingly collect information from children. If you believe we have collected information from a child, please contact us immediately.
Changes to this policy
We may update this Privacy Policy from time to time. Material changes will be posted on this page with a new "Last updated" date. Continued use of the Site after changes constitutes acceptance of the updated policy.
